Is this a good car buy?? Help Appreciated.

Hey everyone. I'm new here, however would love all of your expertise to help me with a new car pruchase.... By the way, my name is Manuel and nice to meet you all.

I am in talks about a 07' BMW 328i. It has 27,683 Miles. 1 Owner. Clean carfax. Owner just had it for the 3 year lease.

Apparently the guy said it had a "Weird" package on it.
Here is what he said:

"Hi Manuel,

I attached the carfax to this email below. The vehicle was a one owner lease return and it is certified, which carries the BMW certified extended warranty. The vehicle has a sunroof, Heated front seats, BMW Assist with Bluetooth, Tire Pressure Monitor, Power rear sunshades, and Xenon Headlights. It does not however have power seats, which is a pretty weird combination of packages.

I am unable to copy and paste the service records for the vehicle; however it has had its normal maintenance performed when due. It also has had a window regulator replaced and a coolant pump. That is it."

My question to YOU is. Would this be a good purchase at $22,843?

I was just curious if it would be a red flag that it already had to have a regulator & collant pump replaced already? OR should I look at it the other way.... they "broke" it in, and got the replacements out of the way so I won't have to.

Moved to the E90 section. Seems like a decent car. Have a look at Kelly Blue Book, but I think the asking amount may be okay.
