How to hush my 86 325?

Ok this car is loud in really annoying ways..
I have been having a somewhat loud hum coming from the front of the car whenever I go over 30 mph. The noise is constant but there is no tire shake indicating wheel bearing failure. Should I replace the bearings any ways or what? I just replaced both lower control arms (write up will be posted with pics) and those were in real rough shape I also just put on brand new tires as well. What do you guys think?
Then when ever I have the fan on, The blower fan screams bloody murder and I often turn it off cause It's on the brink of making my ears bleed. Has anyone had this problem before? Can I pull that unit apart and just oil it or does it need replacement? It's so annoying and loud I've never seen anything like it. The unit still blows air well just the noise it makes is the equivalent to a dog whistle to me.
I got the car about 2 weeks ago and she's got 244k on the clock. Great shape no rust but has it's little quarks, for EX. the horn won't work I pulled out the archaic fuse but it looks ok it's just stupid stuff like this.

well, if it's only when the fan is on then yes, you must replace the fan blower motor assembly...could lube it maybe with silicon but problematic....most likely you need a new/used unit....just did one myself on an 88 325i...fan was $15 from a junk yard.....works great now...good luck
